Mortgage approvals double in October

The number of mortgage approvals in the UK jumped by 98% last month according to the British Bankers’ Association (BBA) have reported. There were over 42,000 approvals during October 2009 which is almost double that of the same time in 2008. The amount of mortgage debt rose by £3.1 billion. November 2008 saw the lowest ebb of approvals at just over 18,000. As you might expect government figures and the Bank Of England are making the most of these figures as proof of their safe hands for recession Britain.

As you can see by logging into House Price Spy the price rise continues in England, Scotland and Wales for the sixth month in a row, although it should be said that the rate of rise is getting shallower and this is of course based on a record low in number of sales making the recovery fragile.

Prices dip over the festive period

Average sale prices of property in the UK are set to fall over the festive period, the market has been fragile with few sales, a buyers market. With sales set for the usual fall over the period, and many buy to let sales already complete prices are expected to fall. Dont panic! Prices are expected to rise in early 2010.

Many are blaming the fall on a too fast recovery which was unsustainable, a slower recovery is predicted which will be more robust (to use a New Labour word) leading to increased comsumer and property owner confidence. Whatever happens it looks like Gordon Browns great escape wont materialise!

People will still move home if they think that they will profit from it, no matter what is happening with the job market or finance, bringing value back to the market is the way to raise the number of sales which will bring prices up. The tiny number of sales we are seeing means that small reverses are always on the cards. Just dont by the papers of the festive period….

The House Price Spy Post Postcode Lottery

In the last 6 months we have been playing a waiting game, will the market crash back down to 2008 levels or will it keep growing and see us out of the recession by this time in 2010? The market has been fragile but moving gradually upwards, lending confidence has returned and anyone who is still in work finds themselves waiting it out rather than tightening their belts.

It seems lenders Abbey and Britannia Building Society know more than we do! They have introduced bonds which yield 50% off the growth in the property market called ‘guaranteed equity bonds’ or the Abbey version (Guaranteed Growth Plan Issue 26). As their index goes up bond holders can profit from the rise in house prices without buying themselves.

These plans offer 50% off the rise in the next 3 years or 11% whichever is larger, you need to get in quick if you are going to take advantage of these. Would you put your money where your mouth is and place your savings in one of these? I suppose it depends which index they are using as these vary wildly. Since the lenders put the country into this position in the first place this is like William Hill or Coral letting your place bets on which bank will go bust next or which big bank will lay thousands of staff off…maybe we should consider The House Price Spy Post Postcode Lottery where all members in the fastest rising poscode get a iPod!

Staying put

Are you one of the 2.5 million households in the UK who have been forced to stay put in their present home by the recession? You are in good company, around a quarter of householders in the country would have trouble paying their next mortgage if they moved. This has caused a log jam of buyers, the number of buyers to sellers is now around 1 to 5.

Moving up the property ladder has been one of ways of saving for the future that many in the UK have relied upon in the the years 1997 to 2007, finding a stablity in the market and ready finance many people in the UK we have become used to moving house as a way of consolidation rather than of a change in circumstances.

With the mortgage rate staying on 0.5% for the eighth month running you could be forgiven staying put, the announcement came last week from the Bank of England as seems to be part of the governments tactics of spending their way out of the recession.

Wales feels the price drop

hps-wales

House prices in Wales have been hit harder than anywhere else in the UK, the average price fell around 18% compare to around 6% for the rest of the mainland UK. If you look up the figures on House Price Spy you will see a dramatic drop in the last few months, while other regions like England and Scotland have seen a constant 3 month rise prices have plummeted to their lowest level since the recession began in 2008.

The reasons for this are many but the main one being that the traditional industries that the country have relied on have been hard hit by changes in consumer habits and the global economy downturn and eco/green concerns. Steel firm Corus has recently closed a furnace in Neath leaving many people unable to find work, this pushing the price down in the local area. This pattern has been repeated across Wales leaving in hardest hit, while confidence in the rest of UK Wales is still wondering how bad the credit crunch/recession can get.

House Price Spy has free house prices dating back to April 2000 provided by the Land Registry and the ROS (Scotland), millions of sold house prices provided free to our members!
